To achieve any sort of longevity from air conditioning equipment, a regular maintenance schedule is imperative.
This schedule should include among other things:

A tailored program of inspection,
reporting and maintaining can be arranged for you. This can be for small
Room Air Conditioners (RAC's) or split type systems in a domestic
environment up to large building Direct Expansion (DX) and Chilled Water
systems.
Potentially expensive problems often can be located before they become an
issue when maintenance is regularly carried out.
Regular maintenance also keeps running costs down because tests reveal the
condition of sensors used to control the equipment. As sensors age or are
subjected to harsh conditions, they can lose their calibration. This can
place the integrity of the equipment in jeopardy, or allow it to run outside
its design parameters, thereby increasing its energy consumption.
