Programmed Maintenance / Services

To achieve any sort of longevity from air conditioning equipment, a regular maintenance schedule is imperative.

This schedule should include among other things:  

Check bearings for noise and lubricate as required

Check and adjust as necessary all belt tensions, couplings & pulleys for wear

Check all motors for excessive temperature and check operations

Inspect and clean air filters at nominated intervals

Check evaporator and condenser coils for cleanliness and condition, ensure condensate trays and drains are clear

Check operation of dampers

Inspect refrigeration systems, check compressor oil levels, leak test system, refrigerant pressures, controls and safety devices

Check all electrical components for wear and hot connections

Check thermostats and electronic controls

Clean all machinery and plant room areas

Complete Serviceman’s report and instruct the person responsible of any adjustments or additional works that may be required

A tailored program of inspection, reporting and maintaining can be arranged for you. This can be for small Room Air Conditioners (RAC's) or split type systems in a domestic environment up to large building Direct Expansion (DX) and Chilled Water systems.

Potentially expensive problems often can be located before they become an issue when maintenance is regularly carried out.

Regular maintenance also keeps running costs down because tests reveal the condition of sensors used to control the equipment. As sensors age or are subjected to harsh conditions, they can lose their calibration. This can place the integrity of the equipment in jeopardy, or allow it to run outside its design parameters, thereby increasing its energy consumption.
